Hello and welcome back to the Simply Business Finance blog. We’re pleased to be able to continue to provide you with a range of products and services during this time, including the service we’re focussing on in today’s blog. Today’s blog update is taking a deeper look into Property Finance solutions and how we as independent brokers can offer to you and your business.
The two main types of Property Finance we can help to secure you with are Bridging Loans & Commercial Mortgages. A bridging loan is a short-term form of finance, backed by a property. Typically this option is undertaken to fund you while selling a property or to allow you to refinance to longer term debt. Bridging loans are much simpler than other types of borrowing when applying, so you’ll usually find an application is completed within 5-14 days. There are many instances when a bridging loan might be the most suitable option for your business, including for example: purchasing a property through auction; funding restoration work or preventing repossession.
A Commercial Mortgage loan is a mortgage loan that is secured by commercial property. These include office buildings, shopping centres, industrial warehouses, or an apartment complex. The proceeds from a commercial mortgage are typically used to acquire, refinance, or redevelop commercial property. Commercial mortgages are generally subject to extensive underwriting and due diligence prior to closing. For more information head to our commercial mortgages and bridging loans pages respectively.
As independent brokers, Simply Business Finance are not tied to any particular lenders and we have the freedom to source the best solutions for your circumstances, from our extensive pool of trusted lenders and banks. We can also assist you by completing much of the application process for you, allowing you to get on with running your business and its day to day operation; knowing your application is in safe hands.
